Our company
Home equity, reimagined
Founded in 2017, Hometap is a Boston-based fintech company. We offer a home equity investment (HEI), which gives homeowners a way to access their equity to reach their financial goals without adding a monthly payment.
Homeowners can use the money however — and whenever — they need it, and have the flexibility to settle on their own timeline at or before the end of the 10-year term. The result is less financial stress and more room to confidently navigate life’s challenges and opportunities.
To date, we have deployed over $3 billion in home equity investments nationwide and we are a founding member of the Coalition for Home Equity Partnership (CHEP), an organization that works to educate consumers, media, and legislators, advocate for consumer protection standards, and grow the shared equity marketplace through competitive, transparent products.

Our flagship product
An alternative equity option
Hometap’s home equity investment uses a "share of home value" model with an "X-for-Y" structure. A homeowner receives an upfront lump sum of cash equal to a set percentage of their home's current value, in exchange for an agreed-upon percentage of the home's future value. Homeowners can access up to 27% of their home's value with no monthly payments and no impact to their mortgage rate.
The process is designed to be simple and straightforward. A homeowner requests an Investment Estimate, completes a short online application, and works with a dedicated Investment Manager from beginning to end. This single point of contact guides them through the entire experience — reviewing the terms, comparing different settlement scenarios, and signing. Once a homeowner is approved for an Investment, accepts their Investment offer, and completes the signing and closing process, funds are wired directly to their bank account following a three-day right-to-cancel period.
A Hometap investment has a 10-year term, but homeowners can settle at any time within that period of time, whether by refinancing, taking out a loan, buying out Hometap's share with savings, or selling their home. There's no penalty for settling early. Before signing, homeowners review personalized settlement scenarios with their dedicated Investment Manager, who walks them through what they'd owe at different points in time and under different appreciation outcomes.
Even after they’ve received their investment, homeowners can access their Hometap account to monitor their investment, explore settlement scenarios and estimated settlement amounts through their Hometap Quarterly Statements, and receive monthly newsletters with valuable homeownership resources and content. They can also reach out to Hometap's Investment Support team at any time with questions. Full disclosure documents are provided in advance of closing, along with a three-day right-to-cancel period.
Hometap homeowners put their funds toward a wide range of financial goals. According to Hometap data as of September 2026, the most common include:
- Debt paydown
- Home improvement and renovations
- Small business growth
Other homeowners use the cash to buy a second property, fund an education, cover emergency expenses, or build retirement flexibility.
Our pricing
Straightforward structure, no surprises
Hometap's pricing follows a two-tier structure: for a homeowner who accesses 10% of their equity, the Hometap Percentage is 16.5% for years 0-5 and 18% for years 6-10 (the percentage scales with how much equity a homeowner taps into, up to the 27% maximum).
As of September 2026, every investment also includes the updated Hometap Cap, a built-in protection that limits Hometap's return to no more than an 18.5% annual rate, compounded monthly (or lower if required by applicable state law), regardless of how much the home appreciates or when the homeowner settles. At the time of settlement, a homeowner always pays the lesser of the two, called the Hometap Share, so they know their maximum possible cost from day one.

Our homeowners
The people behind the numbers
Katie I., Arizona
“I was already buried in monthly payments… they gave me enough that I could pay off all my debt and still have money in the bank.”
Katie walked into her laundry room to find it flooded. Her home warranty company sent a plumber to her home, and he diagnosed the problem as a broken water heater — a repair her warranty didn't cover. She paid for a replacement out of pocket, only to wake up the next morning to find the laundry room flooded… again. But this time, the news was worse. There was a significant leak under the foundation, which required her kitchen to be gutted, her floor drilled through, and everything rebuilt from scratch. To top it off, she was recovering from knee replacement surgery.
Despite having roughly $150,000 in home equity, Katie couldn't easily access it. Her debt-to-income ratio had deteriorated so much from her repair bills that a traditional loan wasn’t an option. She even looked into bankruptcy, but at her age, the idea of spending a decade rebuilding her credit was less than ideal. She even tried a debt settlement company, which helped reduce some balances — but not enough. The situation kept pointing toward the same painful conclusion: sell the house, pay off the debt, and move back in with her daughter. That's when she came across Hometap on Facebook.
Hometap offered something that a traditional loan couldn’t offer: no monthly payments. After being buried in debt, the idea of taking on another monthly payment felt impossible. With a home equity investment, she wouldn't owe anything until she eventually moved out and sold her home within the 10-year term — a timeline she's at peace with.
James G., Pennsylvania
“I’m a finance guy, so I could see the ins and outs of [an HEI] and the repayment period was attractive, because 10 years is a good amount of time that you can refinance or sell, you have that time to make a transition and not worry about a payment coming up in the next month.”
James was a self-proclaimed city boy from Pennsylvania — but he and his wife had dreams of becoming homesteaders and purchasing a farm. To do that, they needed to cover the costs of necessary repairs to their current home — and make a down payment on the new one, which was proving to be a challenge.
“We didn’t have enough for a down payment and that transition period. Even though [my house] was paid off, I couldn’t pull equity with an equity loan on top of trying to get a mortgage [for a new house] at the same time,” James explained.
While he weighed his options, he was intrigued by the idea of a home equity investment, and narrowed it down to Hometap and another home equity investor. Ultimately, Hometap’s 10-year term and lack of monthly payments were especially appealing to James, but it was the positive Trustpilot reviews from fellow homeowners that sold him. In addition to the flexible settlement timeline, James also appreciated the one-on-one service he received from his dedicated Investment Manager, Kaleigh.
Once he received his funds, James got to work on his goals, and was able to settle his investment within about six months. “We used some of the funds for renovations, some paint, minor things to get the house ready. A big chunk went to our down payment. And then the proceeds from the sale [of the first house] allowed us to settle,” he said.
Ruben D., North Carolina
“The thing I enjoyed most about working with Hometap was that they were prompt in responding... they kept me in the loop throughout the entire process.”
Ruben wanted to consolidate his debt, which included dreaded high-interest credit card debt that so many homeowners struggle with. When he found Hometap, he was happy to see that the application process was both easy and completely digital — and that the approval criteria was more flexible than that of many traditional financing providers.
“I could take care of everything online, submitting all of the documents that were needed,” he explained. “You didn't need to have perfect credit and they were easy to work with, and that's why I decided to use them.”
The ability to tap into his equity to reach his financial goals has not only given Ruben more peace of mind and relief, but opened up even more possibilities for his family — all without the stress of another monthly payment.
“The funds that I received from my Hometap Investment have been a game changer. For me and for my family, we are able to get rid of our high-interest credit card debt and use the equity from our home and not have a monthly payment. So it lets us get caught up on everything and anything we had going on, and it allows us to plan better for our future.”
Our commitments
Putting our values into practice
We’re invested in more than our own homeowners — and our mission extends to supporting the individuals and causes that make homeownership better for everyone through three pillars: Local Communities, Diversity, Equity & Inclusion, and Financial Literacy.
That commitment includes a formal partnership with Heading Home, the largest provider of services for homeless families with children in Greater Boston, and support for organizations like Rebuilding Together and Pine Street Inn. Through its Homeowner Giving Program, every homeowner Hometap works with can also direct a charitable donation, made on their behalf, to one of two vetted nonprofits. These organizations are Rebuilding Together, which helps people stay in the homes they already have, and Money Management International, which gives homeowners the confidence to manage their home after buying.
Giving back isn’t a side project; it’s how we define success.
